Market Snapshot: Darien Real Estate Snapshot 1st Quarter

The average list price and sale price both saw a decrease in Darien for the first quarter of 2012 compared to the same time period in 2011 and 2010. The number of homes sold, however, was slightly up. The average list price to sale price ratio was lower than 2011 but higher compared to 2010. Currently, there are 181 homes on the market in Darien.

The average list price and sale price both saw a decrease in Darien for 2012 compared to 2011 and 2010. The number of homes listed was up over both years. The number of homes sold were exactly the same as during the same time period in 2011. The average list price to sale price ratio increased from both 2011 and 2010. Currently, there are 142 homes on the market in Darien. Please keep in mind that the data are representative of a very short time period and, to a large extent, activity from this past fall. Based on a number of factors, we believe that the spring market will be healthier than it has been in any of the past four years.

In January the average list price in Darien was $1,377,111 with the averages home sale price being $1,294,889. Here we have provided a list of homes currently available in Darien within this range.

• The number of homes sold in Darien was down 11.9% through May 2011 versus 2010 but up a healthy 68.2% compared to 2009.

• The Avg. Sale price was up a modest 2.7% through May this year versus 2010 and a substantial 27.7% compared to 2009.

• The number of homes listed was down 4.8% to 278 homes compared to 2010, but increased 4.9% compared to 2009.

• The Avg. Sale price to List price ratio was up 0.3% compared to 2010 and a significant 3.4% compared to 2009.
