The trend of strong Darien, CT home sales continued through the month of June with a large number of closings across every price range. With interest rates as low as 4.5 percent for a 30 year fixed mortgage, now is definitely the time to make a move. Although, there is still some uncertainty across the country about housing prices, Darien seems to have stabilized. Darien, CT has always had a strong demand due to it’s proximity to Manhattan, great school system, and affordable taxes. Now Darien is also having a greater appeal to people relocating especially with the influx of financial institutions that have relocated to Stamford, CT, a five minute commute from Darien.

The Darien Spring market is on fire and has extended into the early Summer. As you can see, 25 homes closed in May, which has been the biggest real estate sales month in over a year. We are finding that when homes are priced well and staged to show there value, buyers are willing to make a purchase and sometimes even above asking price. We are also seeing a resurgence in sales at a higher price point, which has been lacking since the market downturn over a year ago. Optimistically speaking, if you have been sitting on the sideline, now is the time to take advantage of historically low interest rates and make a move.

Across the board, home sales are up in the first quarter 2010, in comparison to the first quarter in 2009. In reviewing the real estate market statistics for single family homes in nine Fairfield County towns and cities, there is no doubt unit sales are on an upswing. The growth in other categories is not so uniform. Average sale prices have increased in some towns and decreased in others – some like Weston and New Canaan, rather dramatically. List to sale price ratios and market times also show increases and decreases in varying towns. But no matter if you are a “glass half full” or a “glass half empty” type person, you can’t deny the postive signs of a rebounding Fairfield County real estate market.

The spring real estate market has definitely heated up, which is good news for both buyers and sellers. As you can see, Darien, CT home sales in March are nearly triple those I reported in February. Even high end properties in locations like Tokeneke, Salem Straits and Northern Darien are continuing to see an increase in sales and price. If you are still on the fence on whether now is the time to make a move, the fact that over 45 houses bindered since January should give you an indication of Darien market activity.
