Darien, CT February home sales statistics were disappointing. But… when reviewing the February sales stats at the bottom of this page, keep in mind that these are houses that closed in February but were probably bindered in November. The usual leadtime from accepted offer to actual close is three months. November is usually a slow time for home purchases because people are traveling or decorating their homes for the holidays and are not looking to make a move. This year November also may have been slow, because many people were trying to close before the Housing Tax Credit expired, when originally thought in October.
The average list price in February was $ 1,427,000
The average sales price was $1,346,250
The list to sales price ratio was 94.3%
