Are You Afraid to List Your Home for Sale?

In the past few weeks, I have had conversations with multiple homeowners who have expressed a fear of listing their home. This anxiety is not based on their home’s inability to sell, but quite the opposite. These homeowners are worried that their property will sell quickly and they won’t have the time to find a suitable home to buy. Admittedly, on the surface, this appears to be a valid concern for a seller. If, however, the seller is financially and emotionally ready to put their house on the market, this type of apprehension should not prohibit any owner from listing their home. Below are just a few reasons why a seller should overcome their fear and not delay in putting their home on the real estate market:

1. A seller can include a clause in the contract that requires that they find suitable housing before the deal is closed.
2. If a sale occurs quickly, a seller can request a long closing to provide ample time to find a new home.
3. With the gradual increase in interest rates, a seller may achieve better financing terms by buying now rather than waiting.
4. By putting their home on the market now, they will capture the largest volume of new homes to choose from during the busy Spring Market.

It is important to mention that the Spring Market actually begins earlier than one would think, immediately after the Super Bowl in February.
